Is the $1,000 deposit refundable?+
Yes, in specific circumstances. Your deposit is refunded in full if the property does not pass our due diligence inspection, or if you do not qualify for the financing required to complete the purchase. If you change your mind after reserving without either of those conditions being met, the deposit is forfeited. Full conditions are set out in the Reservation Terms, which you receive by email immediately after payment.
Can I get a mortgage with no U.S. credit history?+
Yes. We facilitate DSCR (Debt Service Coverage Ratio) loans and Foreign National mortgages, both of which qualify based on the property's rental income rather than your personal U.S. credit file. We have facilitated financing for investors who have never held a U.S. bank account. Up to 70% of the purchase price is available through these programmes, subject to individual lender underwriting.
Do I need to visit Georgia to purchase?+
No. The entire process — from property selection to closing to ongoing management — can be completed remotely. We provide full virtual property tours and all legal documentation is signed electronically. Many of our investors have never set foot in Georgia and collect rent monthly.
What does the 14-day reservation period cover?+
During the 14-day reservation period we complete four parallel workstreams: property inspection and due diligence, LLC formation and EIN procurement, DSCR mortgage pre-qualification, and title search. You receive regular progress updates via your dashboard and WhatsApp. At day 14 you either proceed to purchase agreement, request an extension, or receive your deposit refund if due diligence conditions are not met.
How long before I receive my first rental payment?+
Our target timeline from reservation to first rent is 60–90 days, subject to the completion of financing, closing, and tenant placement milestones. For properties that are already tenanted at the time of purchase, your first distribution can occur within 30 days of closing. Timelines vary based on financing approval speed and property-specific factors. Your advisor will give you a personalised timeline estimate on your onboarding call.
What if I want to sell the property later?+
REIGPlus manages the full exit process when you're ready to sell — listing through Homes by Tameka, negotiation, and closing coordination. For non-resident sellers, FIRPTA (Foreign Investment in Real Property Tax Act) withholding applies. We work with our CPA partners to navigate this and optimise the net proceeds repatriated to you. There is no fixed hold period — you can sell at any time.
